Listing a wash:

There are #4 ways we can help sell a wash.

1. Exclusive right to sell

This is the most popular. An agreement is signed giving us an exclusive listing of the property for a term period such as 6 months – 1 year. American Car Wash Brokers will list your car wash on our website under our exclusive listings. We then aggressively advertise and post in many locations on the internet. We have many resources in the
car wash industry and commercial groups giving us an advantage over most commercial
brokers. Mailers, signage and picture tours are posted. Signs are placed on property advertising the sale. We work very hard for our clients to sell the property. Posting something on the internet alone may not find that elusive buyer. The further we can spread out our net, the better the reward.

2. Non-Public Listing

 Second is to do a non public listing with us. This is for the discrete seller.
This is preferred by some wash owners. This is an in house listing that is not made public through the internet and other marketing sources. These are “wish list” listings.  Meaning if the wash owner has an offer brought forth at the full asking price he would sell his operating car wash. Otherwise the business would be considered “Not for sale”.

This is an option for those who would not mind selling their wash for the right amount. The wash is advertised as a wash for sale in a specific state and city / town and asking price. No information will ever be given out until a disclosure agreement is signed by a pre-qualified potential buyer. We advertise on our website and to prospective buyers under exclusive contract with our company. This eliminates “Lookers” and brings true buyers.

Sellers Agent

A seller’s agent (or listing agent) works solely on behalf of the seller to promote the interests of the seller with the utmost good faith, loyalty and fidelity.  The agent negotiates on behalf of and acts as an advocate for the seller.  The seller’s agent must disclose to potential buyers all adverse material facts actually known by the seller’s agent about the property.  A separate written listing agreement is required which sets forth the duties and obligations of the broker and the seller.

3. For Sale By Owner
Last is our FSBO ( For sale by owner ) program.
Quite simple. We will advertise and forward information to buyers and brokers who inquire about the wash. We host the ad with links for a period of chosen time for a fee.
6 months is $400.00 / 1 year is $600.00. Any changes to the listing after the customer’s approval of the ad is $40.00 per change. If American car wash brokers brings a client who purchases the FSBO wash there shall be a “referral fee” of $5,000.00 per car wash paid to American Car Wash Brokers by the seller. This is not a commission but a Referral fee for bringing a buyer.

4. Transaction-Broker
American car wash brokers can have an agent work as a Transaction Broker. A transaction broker will write up the contract on state approved forms. The broker will also direct earnest money to the title company and arrange closing dates and oversee timelines. American Car Wash Brokers only charge $2,500.00 for the transaction service.

Transaction-Broker:  A transaction-broker assists the buyer or seller or both throughout a real estate transaction by performing terms of any written or oral agreement, fully informing the parties, presenting all offers and assisting the parties with any contracts, including the closing of the transaction without being an agent or advocate for any of the parties.  A transaction-broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as agents about all adverse material fats actually known by the transaction-broker concerning a property or a buyer’s financial ability to perform the terms of a transaction and if a residential property, whether the buyer intends to occupy the property.  No written agreement is required.
